Community Update: New HOA Lawn Service Provider for 2026
We are pleased to announce that the Shangri La Village Homeowners Association has officially awarded our monthly lawn service contract for the 2026 season to H and H Lawn Service Plus LLC. This partnership is part of our ongoing commitment to maintaining the beauty and value of our neighborhood community.
 
Lawn Service Overview
Service Overview-$225 per month 
Start Date: March 1, 2026
Maintenance will include all community common areas, front entrance landscaping, and the pond surroundings. Services will be performed on a regular basis to ensure our grounds remain well-manicured throughout the year including cutting, trimming, and edging common areas, monthly weed service in common areas, and palm tree trimming as needed in common areas.

Transition from Self-Managed to Part-Time Professional Management (Coast to Coast Association Mgmt)
Our community has reached a point where self-management no longer works. Recognizing when to make the switch will save our board from unnecessary stress and protect our HOA’s financial health. Here are a few signs our HOA is ready to transition:
     1-Increased workload: Administrative and maintenance tasks can exceed what volunteers can manage effectively.
     2-Frequent compliance issues: Missing deadlines or failing to meet reporting requirements could expose our HOA to penalties.
     3-Budget complexity: HOAs require detailed accounting and reserve planning.
     4-High board turnover: Burnout among board members often indicates that the responsibilities have become too demanding.
 
Transitioning to part-time professional management allows our HOA to benefit from structured systems, professional expertise, and dedicated support. With a management partner in place, board members can refocus their energy on long-term goals.
 
A part-time professional manager will also assist with the transition process by evaluating our current systems, setting up efficient workflows, and ensuring that financial and maintenance records are properly organized. This creates a smoother handoff and ensures no important details are lost in the process.

Florida law requires all HOA and condominium board members—both newly elected and continuing—to complete mandatory education courses. To make compliance simple, these certified courses are available entirely online, allowing directors to fulfill their fiduciary and governance training requirements at their own pace and from any location.
 
To remain in compliance:
 
Newly elected or appointed board members must complete an approved 4-hour education course within 90 days of election.
 
Current board members must complete required hours of continuing education on the past year's changes to the Florida Statutes.

Here are the governing documents from our Bylaws that say you must own property to be a member. It even further says multiple owners of the same property share one membership, so one vote only and no, the tenants can't proxy for their owners. Technically they shouldn't even be allowed to attend the meeting.

The last TruGreen treatment #7 for 2025 was applied this past week on 12/4/2025.
Our group commercial service contract with TruGreen Lawn service has ended for 2025.
We do not have a new group commercial contract available for 2026 with TruGreen.

TIME TO GATHER NOMINATIONS FOR BOARD POSITIONS
 
The Board consists of a President, a Vice President, a Treasurer, a Secretary, and a Director.  Our current HOA board is Karen LaPlant, Treasurer; Maggi Daniel, Secretary; and Carol Bassett, Director.  The President and Vice President positions are vacant.  Board members have a term of one year, and each year at the Annual Meeting in January, elections for Board members are held.  According to Article V of the Shangri La Village Bylaws , the chair of the Nominating Committee must present the slate of Officer candidates to the current Board Secretary on or about the first of December in sufficient time so that proper notice can be provided in writing to the entire membership at least 30 days prior to the Annual Meeting.  We encourage owners to consider running for a board seat. Serving in this critical role requires personal time, effort, and dedication, and we recognize the countless hours you willingly invested-many of which were spent on essential work behind the scenes. Your commitment has been outstanding. Successfully navigated numerous challenges and accomplished community improvements, including updating mailboxes, shrubs added around new pump station, a new park bench at the cul de sac and a landscaping project at the front entrance. As you stepped down from this position effective October 17, please know that the positive impact of your contribution will be felt across Shangrila Village community.
 
We wish you all the very best and sincerely hope you continue to enjoy Shangrila Village, as a valued resident.

Dear Shangrila Village Homeowners,
We hope this letter finds you well. As we look ahead to 2026, we are reaching out with an important and urgent request that directly impacts the continued well-being and success of Shangrila Village. The heart of any thriving community is its volunteer leadership, and we are currently facing a critical situation regarding the composition of the 2026 Shangrila Village HOA Board of Directors.
 
The Urgent Need for Volunteers
The current Board members are dedicated volunteers who have served our community faithfully. However, some of us may be stepping down at the end of the year. We are in immediate need of homeowners to nominate themselves to serve on the Board.
In particular, the community is facing a critical gap in leadership for the most vital position: HOA Board President.
 
Why Your Service is Crucial
The HOA Board, and especially the President, ensures the smooth and effective operation of our village. Without a fully staffed Board, and a strong President in place, our community faces significant challenges, including:
  • Financial Instability: Risk of difficulty approving budgets and managing assessments.
  • Maintenance Delays: Potential slowdown in approving necessary repairs, managing vendor contracts, and maintaining our common areas (like the pond, mailboxes and landscaping).
  • Loss of Community Vision: A lack of leadership to plan for our community's future and address homeowner concerns effectively.
We Need You to Lead
While the thought of serving on the Board might seem intimidating, we want to assure you that it is an incredibly rewarding and essential role. It's your chance to directly influence the direction of Shangrila Village, ensure the protection of your home investment, and help keep our community a wonderful place to live.
The current Board is committed to providing a thorough transition and training for all new members, offering guidance on the bylaws, financial matters, and general operations. You won't be starting from scratch!

UPDATE ON VOTING FOR COVENANT REVISIONS. We have received about 30 ballots from owners; we need a minimum of 54 (a majority of the owners) to adopt any of the 17 proposed revisions.  So, if you have not yet marked and sent in your ballot, please do that.  If you have any questions or need help completing and sending in your ballot, please email slvhoa@yahoo.com. Ballots will be opened and tabulated at an open meeting to which all owners may attend on Friday, November 7th, immediately after the regularly scheduled November board meeting. MONTHLY BOARD MEETINGS RESUMING
 
After a 2 month summer hiatus, the SLV Board is resuming its monthly meeting schedule.  The September meeting will be this Friday, September 5th, at 10:00 am ET. In an ongoing effort to increase owner participation and board transparency, we've subscribed to a conference call service allowing all owners to attend remotely by calling into the meeting.  If you cannot attend in person, please call  602-609-9798.  To see the September 2025 Board agenda , click here. SCREENING TRASH CANS
 
Our covenants require that when trash cans aren't at the end of your driveway for collection, they have to be stored in a manner that they cannot be seen.  They must be in your garage or, if at the side of your house, screened from view by fencing or shrubbery.  Most owners and their tenants comply with this rule by pulling the trash can into the garage, or by storing it behind tall plants or fencing.  But unfortunately, too many of us do not follow this rule; so beginning October 1st, we will begin to more rigously enforce the covenant. This will give folks time to install screens or clear out a space in their garages. 
 
NEW BENCH BY POND
 
The City of Edgewater has kindly replaced the bench by the pond with a new, modern, and more aesthetically attractive bench.  This was at no cost to Shangri La Village. After hurricane season, the Board hopes to add some low maintenance shrubs to improve the look even more.  Stop by for a visit! 
 
SCREENING AROUND THE PUMP STATION
 
By now, most of you have seen the unsightly pump station in the front yard of a property on Shangri La Village.  This was installed by the City without any notice to Shangri La Village.  After much effort, the City finally agreed to install fast growing shrubbery to screen the station.  The City removed the grass, installed lawnscape paper and mulch before planting the shrubs.  By next summer, they should be tall enough to screen most of the pump.  
 
 
UPDATE ON WIRE 3 INTERNET--August 11, 2025
 
The Wire 3 installation of fiber optic in the right of way has been completed.  Around mid-September, Wire 3 will begin to offer service at Shangri La Village.  If you have signed up for service, you will begin to receive e-mails that will allow you to schedule the hook up from the street to your home, and the installation of any needed indoor equipment. REMEMBER, THERE IS NO REQUIREMENT TO USE WIRE 3; IT IS COMPLETELY YOUR CHOICE.
